Upon approval of the application the deposit is due in certified check, online ACH payment or money order (made out to: Pikes Peak Sunshine Properties.)

A PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902(2.5), COLORADO REVISED STATUTES; AND IF A PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM: CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE; OR CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE TENANT SCREENING REPORT. ***PLEASE NOTE THAT THERE IS NO SMOKING/VAPING ALLOWED IN ANY OF OUR PROPERTIES. THERE IS NO GROWING, SELLING, DISTRIBUTING OR SMOKING OF MARIJUANA UNDER ANY CIRCUMSTANCES AT ANY OF OUR PROPERTIES BY TENANT(S) OR GUESTS.

My thought is that you should not have to pay a property management company until they are able to produce some results. It is my commitment to you to do all of the necessary duties up front, before I accept payment. I will aggressively market your property, show the property, screen tenants, secure a lease, collect the security deposit and do a move-in inspection all before I get paid. I will only get paid once I have a qualified tenant who takes possession of the property. I do not charge any extra set-up fees, marketing fees or renewal fees. My priority is to rent the property for as much as possible and as quickly as I can.
